STOP - ALL CHANGES TO YOUR PROPERTY REQUIRE A BUILDING PERMIT. YOU MUST PRESENT ALL PLANS TO THE BUILDING DEPARTMENT. FIRST.

IF YOU HAVE RECEIVED A LETTER OF DENIAL FROM THE ZONING OFFICER YOU ARE NOW IN THE PROPER DEPARTMENT.

This office is responsible for:

Accepting applications for development and answer questions concerning their filing;
Check that the application is complete and notify the applicant if it is not;
Make sure board members, the attorney, staff consultants, and experts have all the necessary information for their review;
Arrange for all board correspondence;
Monitor records so that reviews and hearings on applications for development are kept within the statutory time limits;
Arrange for newspaper publication of public notice and notices of decision;
Keep track of important information at each Board Meeting.
Distribute agendas, property owner lists, and collect fees required by local ordinance;
Answer questions and provide guidance on inquiries about the application procedure;
Maintain all records and files including applications, correspondence, memos, reports, and plans.

PLANNING BOARD

The Planning Board functions under the authority of the Municipal Land Use law of New Jersey authorized to exercise power with regard to:

Adoption of Master Plan,
Subdivision control and site plan review for permitted uses.
Recommendations as to the official map of the Township,
Conditional use applications,
Recommendations as to the zoning ordinance or amendments thereto,
Review of Capital Improvement Projects, and
Variances under certain circumstances in connection with site plans and subdivisions.

 

ZONING BOARD OF ADJUSTMENT

The Zoning Board is the board of "non-permitted uses." The Zoning Board deals with the issuance of variances. Variances are based upon the municipality's zoning ordinances. The zoning ordinance establishes specific requirements for the land area within the municipality and regulates not only the uses permitted, but the size of the parcels, setbacks required, parking, signs, conditional uses and numerous other such regulations.
